Description
The residential project is located in the Jordan district, on Ravanpour Street, and is considered one of the landmark projects in northern Tehran.
The construction of this complex was completed in 22 months, comprising two basement levels and five floors above the ground floor.
This building was designed with a modern architectural approach on a 26-square-meter plot, utilizing three light-facing sides. The total built area is 1,520 square meters, of which 875 square meters are allocated as usable space. Among the facilities planned for this complex are a sauna, jacuzzi, smart boiler room, and a private lobby.

Frazin Project Design Details and Objectives
This project was designed and executed by Sakhtemani Fractal, catering to the needs of the client and site team. The main goal during the design process was to create a durable, safe, and well-situated building, while prioritizing features such as ample parking and sufficient natural light.
Architecture and Floor Plan of Frazin Building
The Fractal design team employed a special minimalist modern design, making optimal use of the space available for the site when preparing the floor plans. The use of full-length windows on the building’s light-facing sides ensures plenty of natural light in the main reception halls and kitchen areas. In the interior layout, unused areas have been minimized, and the hallways along with common areas have been incorporated into the plan with maximum efficiency.
Building Facade and Materials Used
The exterior facade of the project features a combination of travertine stone and brickwork. This offers an intelligent blend of modern and traditional materials. The precise yet simple arrangement of these materials not only harmonizes with the surrounding urban texture, but also creates a clean and contemporary look consistent with the Fractal Group’s motto: “Modern, Progressive, Authentic.”
